Extending two floors below grade, this 1,354-unit facility is the culmination of years of design consideration, creating a truly differentiated product offering. The local submarket is characterized by extreme barriers to entry created by alack of zoning that allows for self-storage.

TVG’s acquisition of the Icehouse Business Park, furthers the company’s investments into multi-tenant urban infill industrial locations in the Reno/Sparks area. This 123,000 SF distribution center is home to a number of logistics operators that serve the burgeoning Northern Nevada market.

This former Frontier Communications service depot was acquired in 2020 to be redeveloped into 219 apartment units along with a 118,000 SF Class A self-storage facility. Sprawling across 9 acres, this unique mixed-use development combines the latest in building design and technology, along with high-end amenities, making this one of the preeminent residential communities in Fairfield County, CT.

In conjunction with partners, the property was developed in 2016 into sixty upscale apartments along 400 feet of the Norwalk River waterfront. Located across from the colonial Mill Hill Historic Park, the property maintains the traditional architectural sense of the area while employing the latest in high end finishes and amenities.

Developed in 2012, Gotham Mini Storage offers state of the art self-storage and flex office space in the most densely populated urban market in the United States. The facility was the recipient of the 2013 Facility of the Year award from the Mini Storage Messenger, the industry’s premier trade publication. Gotham Mini Storage offers its customers luxuries such as fully climate-controlled units, use of its Mercedes Sprinter van, massive 12x40 ft elevators, and a fully carpeted, immaculate facility.

TVG’s acquisition of the Deming Business Center continues the company’s investments into multi-tenant urban infill industrial locations. This 62,000 SF warehouse was acquired at 100% occupancy yet with leases having rents that were far below market. Upon the expiration of the in-place leases, TVG will reconfigure the suites and re-tenant the building at market rents, which will dramatically increase the cash flow of the asset and its overall value.

Located on Connecticut’s Gold Coast on State Route 1, TVG’s Secure Self Storage – Norwalk, epitomizes the modern Class A storage facility. The property was built from the ground up in 2017 and offers drive in loading, state of the art security and fully climate-controlled units. The property leased up quickly and serves as model for TVG’s next generation self-storage facilities.

Situated on one of the last remaining undeveloped large parcels of land in south Vallejo, California, the Oakwood Apartments will be a 132-unit multifamily community, offering workforce housing to the undersupplied Bay Area housing market. The project was designed by HDO Architects and offers compelling value for Bay Area residents, particularity those working in San Francisco, given the development’s close proximity to I–80 and the Vallejo/San Francisco ferry.

Formerly a lighting supply warehouse, TVG acquired the Dufferin Street property in 2004 and proceeded to double the square footage by adding a floor to the structure. Shoehorning the two uses onto the site posed some construction challenges yet exemplifies how two complimentary uses can optimize a site’s potential.

807 Sutter Street was purchased in 2017 as part of TVG’s affiliate platform, Aventis Partners, which is a private equity real estate investment manager that invests exclusively in mid-sized apartment buildings in the Bay Area.
